From land to live: the Landpower development model

How we de-risk a site from origination through to energisation.

The Landpower model is built to do the slow work early, so the fast work can happen on time. From origination through to energisation, every stage is about absorbing risk before a developer arrives, so what they inherit is not raw land but a site that can build. The model is the product.

It starts with origination. We identify large contiguous parcels where the fundamentals line up: proximity to transmission, a credible water supply, diverse fibre, and ground that can carry the load. A parcel only advances when those adjacencies are tested and real, because everything that follows depends on them.

Then the de-risking runs in parallel, not in sequence. Grid work pursues a firm connection position. Planning and environmental work build the case for consent. Commercial work contracts power through PPAs and on-site generation. Because the strands progress together, problems surface early, while there is still time to solve them, rather than late, when they would stall the project.

The output is a de-risked, pre-consented, pre-engineered site, sited for power and ready for AI at scale. That is what takes a development from land to live in a fraction of the typical timeline, and it is the discipline behind every parcel in the pipeline.
